Rental Policies



DEPOSIT & FINAL PAYMENT:
Your reservation deposit (50% of rent) is due within 10 days from the date of booking. Final payment is due two weeks prior to arrival. Form of payment must be personal check, traveler’s check or cash. Deposit is non-refundable (see cancellation exception below). (All rentals are subject to an additional 12% tax (6% sales tax and 6% hotel/motel tax)).

CHECK-IN TIME IS 3:00 P.M. – CHECK-OUT TIME IS 10:00 A.M. We must keep to these times in order to clean and prepare the unit. If you are not checked out by the designated time, you are liable for an additional night’s rental.

PLEASE CALL FOR CHECK-IN PROCEDURES. Our rental properties are individually owned and do not have on-site front desk services. Therefore, arrangements must be made in advance of your arrival for check-in.

HOUSEKEEPING FEE: A $85 housekeeping fee will be charged in addition to the rental amount. The housekeeping fee covers the cost of the departure cleaning. Due to the short time between check-out and check-in, we request that all dishes are washed and all garbage is bagged and placed in the outside curbside container. Please do not leave any food. Cleaning products are not supplied although the cottage is initially stocked with toilet tissue, soap, trash bags and dishwasher detergent.

AGE RESTRICTION: No reservations will be made for vacationing students or any singles less than 25 years of age unless accompanied by an adult legal guardian or parent. If reservations are obtained under false pretenses, the guest will be asked to leave immediately. Their unused rent will not be refunded.

MAXIMUM OCCUPANCY: In most instances the maximum number of people allowed will be 9 persons. Renters will be asked to leave if their numbers exceed the maximum. Their unused rent will not be refunded.

TELEPHONES: All phones are private lines and have restricted calling. Please be prepared to make your long distance calls either collect, with a calling card, charged to a credit card or third-party.

NIGHTS RESERVED: You are responsible for the nights reserved. In the event you must leave early of arrive late, we must collect for the entire stay originally reserved.

CANCELLATION POLICY: Should it be necessary for you to cancel your reservation more than 45 days prior to arrival, we will deduct $250 cancellation fee from your deposit. Cancellation received 45 days or less prior to arrival are subject to full forfeiture.
